Two stacked South End condos merged into a single family brownstone — just in time for a growing family.
Vertical living, reimagined. When a South End couple expecting their first child acquired the condominium above their existing home, they presented a design challenge demanding both architectural ingenuity and construction precision: transform two stacked units into a seamless single-family brownstone. The project required navigating Boston's complex permitting for a two-family to single-family conversion while preserving the historic character of this Appleton Street property.
The owners established clear priorities: create distinct zones for adults and children, maximize storage throughout, and select materials that would withstand family life — all while maintaining the sophisticated aesthetic expected in Boston's South End.
The architectural response reorganized four levels into a coherent vertical home flowing naturally from public to private. The parlor level anchors social life, with a reimagined kitchen serving as command central. The second floor provides an adult sanctuary built around a primary suite designed for restoration. The top floor dedicates itself to childhood — configured as a nursery today, with built-in flexibility for tomorrow's playroom and study space.

Central to the transformation was engineering a new interior stair system that creates visual continuity throughout. That critical circulation spine required extensive structural intervention when demolition revealed significant rot — a discovery that could have derailed lesser teams but instead showcased the project's adaptive problem-solving.
The kitchen exemplifies thoughtful design meeting real-world functionality. Design-Craft semi-custom cabinetry maximizes every inch through roll-out pantry systems, a corner LeMans unit, and a dedicated broom cabinet. A 36-inch panel-ready refrigerator integrates seamlessly into the tall cabinet run. Quartz countertops deliver durability paired with subtle 3×12 backsplash tile; floating open shelves provide display without visual weight.

Throughout the home, prefinished white-oak flooring creates warmth and continuity. The primary bathroom achieves spa-level sophistication through Montana White Glossy 12×36 shower tiles with 2×2 Origin Canyon mosaic flooring; wall-mounted Kohler Purist fixtures in Vibrant Brushed Nickel float elegantly against the tile. The children's bathroom introduces personality without sacrificing durability through Cosmos Sage Green 3×12 shower tiles. A stacked Miele washer-dryer on the bedroom level eliminates basement laundry treks, acknowledging family logistics.

Custom millwork transcends typical trim work, becoming architectural feature. Entry and living-room built-ins provide essential storage while serving as furniture. A paneled accent wall incorporates push-latch doors that conceal media equipment — clean aesthetics with modern technical accommodation.
